First they look at market conditions like inventory and mortgage rates. Predicting these changes accurately is nearly impossible as they fluctuate daily. Consider opportunity cost which is waiting for the perfect market conditions. This can mean missing out on great opportunities as you are waiting for the perfect real estate storm. For instance prices can go up as you wait for affordability.
Let’s say you’re a seller trying to time the market and wait for the market to peak for higher profits. If the market doesn’t behave as expected you could end up with a lower sale price and longer days on market. The same with being a buyer, trying to wait for the lowest price might mean higher interest rates later which could offset any savings on the purchase price.
So instead of trying to time the market, focus on these three things: Look for affordability to your financial situation. Also take a look at your long term goals. Think about how long you plan to stay in the home as real estate is generally a long term investment. Finally always assess your personal circumstances. Your personal situation and needs should take precedence whether upsizing, downsizing, or relocating. Remember the best time to buy or sell is when you are ready both financially and personally.
